  • All prices are listed in Australian Dollars (AUD) and include applicable taxes unless stated otherwise.

  • We reserve the right to change pricing at any time prior to booking confirmation.

  • Full payment or a deposit may be required at the time of booking.

4. Cancellations & Refunds

  • Cancellations are subject to our Refund & Cancellation Policy.

  • Failure to arrive (no-show) or late cancellations may result in forfeiture of payment.

  • Refunds, where applicable, will be processed in accordance with our stated policy.

5. Check-In & Check-Out

  • Check-in and check-out times are specified in your booking confirmation.

  • Early check-in or late check-out may be available upon request and may incur additional charges.

6. Guest Responsibilities
By staying with us, you agree to:

  • Respect the property, facilities, and surrounding environment

  • Comply with all house rules provided prior to or during your stay

  • Ensure that all guests in your party behave responsibly

  • Supervise children and pets at all times

You are responsible for any damage, loss, or excessive cleaning required during your stay.

7. Pets
Where pets are permitted, they must be:

  • Declared at the time of booking

  • Kept under control at all times

  • Not left unattended inside the accommodation
    Additional cleaning or damage fees may apply.

8. Property Use

  • The accommodation is to be used for short-term residential purposes only.

  • Parties, events, or large gatherings are not permitted unless approved in writing.

  • Maximum occupancy limits must not be exceeded.

9. Liability
To the extent permitted by law:

  • We are not responsible for loss, damage, or theft of personal belongings

  • Guests use the property and facilities at their own risk

  • We are not liable for interruptions caused by events beyond our control (e.g., weather, power outages, road access issues)

Nothing in these terms excludes your rights under Australian Consumer Law.
